1. Fit Out Internship – Senayan Park

REQUIREMENT :

• Open to fresh graduates or student at their last semester.
• Major in Architecture.
• Familiar with AutoCAD & Sketch-Up.
• Creative, proactive, have the ability to work in a team.
• Willing to work in Senayan Park.

JOB DESCRIPTION :

• Assist in the inspection and monitoring of tenant areas.
• Help ensure that the design/construction complies with the criteria or parameters set by management.
• Assist in coordinating and supporting tenants in all matters during renovation to ensure construction/renovation is completed on schedule.
• Provide assistance related to renovation work within the mall area.

 

2. Finance & Accounting Internship – Regional Strata

REQUIREMENT :

• Open to final year students (with few to no remaining classes) or fresh graduates majoring in Finance/Accounting.
• Teamwork person.
• Have strong administration skills (Ms. Excel).
• Good analytical skills & problem solving skills.

JOB DESCRIPTION :

• Assist in the monthly closing process, including reviewing the completeness and accuracy of financial reports.
• Analyze closing results and ensure data consistency with the system.
• Review bank statements and reconcile them with internal records as part of the financial reconciliation process.
• Verify physical documents related to financial transactions as part of internal audit validation.
• Support data extraction and processing for financial reports such as Accounts Receivable (AR) Aging, Accounts Payable (AP), Cash Flow (CF), and others, based on the team’s needs.

REQUIREMENT :

• Minimum Bachelor’s degree in Finance, Accounting, and business.
• Ability to work with large databases including understanding the data, understanding how the data works, a thrill for establishing coherent, quality table content to address business problems and needs.
• Organizational, time management and prioritization skills.
• Solid knowledge of fundamental accounting principles
• Strong project management and planning skills.
• Strong software application skills including spreadsheets, databases, word processing and presentation software.
• Having work experience at least 3 years in the same field or relevant.

JOB DESCRIPTION :

• Asking for the completeness of financial documents to the finace section, posting journals, reviewing ledgers, drafting financial reports, and making final financial reports for approval from the Mall Director.
• Bank reconciliation (comparing bank accounts with bank ledgers) including editing bank reconciliation.
• Check the expense transaction, COA (Chart of Account) and sign the expense journal.
• Check the status of fixed assets for the current year, check the age and depreciation method, ensure the book value of assets is zero and keep a depreciation journal.
• Determine the area of assets to be inspected, print a list of fixed assets in accordance with the area to be inspected, conduct a physical inspection of fixed assets, match the results of the inspection with the list, propose adjustments to officials.
• Recording and clarifying fixed assets (according to class) and also inventory items.

• Bachelor’s degree, preferably in Management, Economics, or other related fields.

• Identify and attract potential tenants to fill vacant units or replace outgoing/canceled tenants.
• Prepare, review, and negotiate lease agreements that are mutually beneficial while ensuring compliance with company policies and regulations.
• Build and maintain positive relationships with existing tenants to ensure their continued satisfaction.
• Identify opportunities to diversify the tenant mix in order to increase mall traffic and customer engagement.
• Respond promptly and effectively to tenant inquiries and complaints to maintain tenant satisfaction.
• Collect, organize, and update tenant database information regularly.
• Handle administrative tasks related to new leases, lease terminations, and lease transfers.

REQUIREMENT :

• Overseeing operational activities (security & cleanliness), including coordinating with security and cleaning contractors to maintain a safe and clean environment for visitors and tenants in the mall.
• Orienting and training all subordinates to ensure performance meets standards.
• Ensuring that the workforce requirements for the day are sufficient for daily operations in the mall.
• Maintain cleaning supplies to ensure availability.
• Control and supervise daily security tasks.
• Oversee the cleanliness and sanitation of the entire building area.

• Prepare payment vouchers for petty cash, checks, and bank transfers; process vendor/supplier payments in accordance with company procedures.
• Collect and verify completeness of documents related to goods and service purchases; return incomplete documents to the respective departments.
• Receive bank statements from the finance team and perform bank reconciliations regularly.
• Monitor deposit statuses, renovation and telephone expenses; prepare and sign-off on disbursement vouchers when necessary.
• Receive and verify billing documents from the accounting department; issue checks/giro slips for approved disbursements.
• Process petty cash withdrawals via bank transactions and submit supporting documents to the Accounting Officer.
